Draft Development Plan For Shimla

DRAFT DEVELOPMENT PLAN FOR SHIMLA The interim development plan in Shimla was prepared in the year 1979. Even after the passage of more than 10 years, the development plan could not be finalized. Now GIS (Geographical Information System) based development plan is being prepared by TCP department under AMRUT scheme of Government of India, now TCP department is going to finalize Shimla development plan this year. For this, the Draft Development Plan is being notified today to invite suggestions and objections from the general public. After notifying the draft development plan by the department, the draft plan can be viewed by the interested person at TCP Directorate, Shimla TCP Division Office, SADA Kufri, Ghanahatti and Shodhi’s office and Municipal Corporation, Shimla. Apart from this, Draft Development Plan will also be available on TCP department’s website tep.hp.gov.in. Interested persons can give their suggestions and objections in writing up to 30 days from the date of publication of the notification in the Official Gazette. The opinion of the Law Department will also be taken before this development plan is finally notified by the government. In the draft development plan, it is proposed that all plots larger than 150 square meters in non-core area are proposed to be given for 3 Floor + Parking + Habitable Attic residential buildings. Also, it is proposed to provide 4 Floor + Parking + Attic for commercial use in plots larger than 250 square meters. Considering that there are some vacant plots in the green belt around which construction has taken place but due to restrictions they are not able to build even for their residential needs, for this only 1 floor + habitable attic in Draft Development Plan It is proposed to allow construction for residential use. F.A.R. of such residential construction. (Floor Area Ratio) Instead of the usual 1.75, it has been kept very low i.e. 1.00. No tree cutting will be allowed at the time of such proposed construction. For residential construction in the core area of ​​Shimla, 2 Floor + Parking + Habitable Attic is proposed to be given for a plant bigger than 150 square meters. Also 2 Floor + Parking + Habitable Attic is proposed for commercial use.
